About the complex
Emaar developed The Residences as a multi-tower complex sharing a podium and amenity block. The 9 individual towers — generally referred to as Residences 1 through 9 — vary from 23 to 44 floors, giving the complex a varied skyline within itself. Total inventory includes 1-, 2-, and 3-bedroom apartments, plus a smaller pool of villas and penthouses, with unit sizes spanning 377 to 5,324 sqft across the development.

Why The Residences matters historically
When The Residences completed in 2007, the Burj Khalifa was still under construction and the Boulevard wasn't fully developed. The complex was the proof of concept for Downtown Dubai as a residential destination. Buyers and tenants who moved in early effectively bet on Downtown becoming what it eventually became — and the building has rewarded long-holders with both rent and capital appreciation through multiple cycles.
Where The Residences fits today
In 2026, The Residences is the older mid-tier alternative within central Downtown. Pricing per square foot runs below newer Emaar mid-tier buildings, but the complex offers things newer buildings can't: villa inventory inside the Downtown master plan, a 9-tower scale that supports unusually deep secondary-market liquidity, and 19 years of operating history that makes the building economics fully knowable.
