The Residences' 9 towers and supporting villas/penthouses were delivered in phases between 2006 and 2007, with the bulk of handovers in 2007. The complex preceded the Burj Khalifa's 2010 opening by three years and was the residential anchor of the early Downtown master plan.

What 19 years means today
The Residences has the longest transaction record of any non-hotel-branded Downtown apartment complex. Pricing data covers multiple cycles. OA processes are mature. Major capital systems (lifts, façade, roofing) have all been through at least one full maintenance cycle. The flip side: original-finish units are noticeably dated; refurbished units price 30%+ above un-refurbished comparables.
Implications for buyers
Ask for unit condition reports — refurbishment status drives intra-building pricing more than view or floor at this age. Renovation potential is real: the underlying structure and floor plates are sound, and a refresh can capture meaningful value. For renters: rates reflect age and condition.
